Our mortgage is due to finish in October and there is a shortfall of £21,000 when the endownments are cashed. Anyone any idea what will happen if stbx dosnt pay his half of shortfall and what kind of action the building society will take.

"His half"? If it is a joint mortgage then you are jointly and severally responsible. That means you BOTH owe the WHOLE amount - not half each.

The lender can take action against either or both of you, at their discretion.

Depends on the circumstances but will probably offer you a mortgage for £21k. Worst case scenario is they will re-possess to get their money.

They will chase you both for the full amount not half each so if you don''t have the money it might be worth starting to discuss it with your lender now.

Who is living there now?
