Does any have any direct experience of whether banks will include child maintenance as income towards a mortgage application?

In my experience most won't.

The problem is it is based upon another persons income who may lose their job or choose to give up work at any time which would end the payment and is completely out of the recipients control.

Santander do (or at least their online calculator adjusts if you add in a CM figure). As others say though because it isn't a guaranteed figure it will require evidence normally that it's been received regularly for some time and the impact on your borrowing amount won't change by the same as if it was guaranteed salary I imagine
