I changed the padlock on the garage door. He had to ask permission to enter the garage and remove everthing he needed in one go. I am now the owner of lots of tools which may well come in handy but would probably put me in danger if I tried to use them lol

Hi
I'm not sure about rights but like you I got the house. I will need to hire a skip to get rid of the rubbish but that's a small price to pay. Like you I think going back to court is just more money and more anxiety.

Would it be possible to get sol to write to him to state that if all not removed by x date you will dispose of as you see fit.

I'm sure other more knowledgeable people on this site may give you sound advice
Good Luck

As it is your house you can give him a reasonable date by which you will expect it moved or you will have it removed. Thats what housing ass. do when tenants leave stuff in property.
If you send a letter to him by reg. post you can prove you tried to get it moved.
Good luck

hi yeh i know the skip will be just the end of it all but hes gonna need at least 5 trips in a transit van to move all of his stuff and i seriously dont think my sol will write to him stating that because she just wants me to take him back to court so she can get more money etc
