I would also add that it is not sensible (not suggesting your new love or you is thinking about it - but if you are - don''t) to be lulled into a false sense of security by approaching her ex who is named under the lease to see if he has any objection to you moving in.

In law he cannot give his consent and then you rely on it as a binding agreement - at present there is no indication that you have any idea of the state of mind of the current owner (and the owner could be a different one who agreed to the original terms of the lease all those years ago).
